Rent is due on the 1st of the month and considered late on the 4th of the month.
At Inspire Homes, you will be auto-enrolled in the Liability Program unless you provide and meet the requirements for personal Renter’s Insurance. The Liability Program is only $19.95 per month. The liability waiver program is not a renter’s insurance policy, and personal property will not be covered. If you choose to provide your own renter’s insurance, you must have at least $100,000 in personal liability coverage and upload your Declaration Page to the Foxen site for verification.
The base deposit is $250 for a two‑bedroom home and $350 for a three‑bedroom home. Deposits may increase up to one month’s rent, depending on your credit score.
Move‑in costs may include prorated rent (or a full month of rent if moving in on the 1st), the base deposit, any conditional deposit, the community fee, My Community gate access fee(s), liability insurance, the optional Rentistry credit‑reporting subscription, and any applicable pet fees, pet deposits, and pet rent.
If your move‑in date is after the 24th, the following month’s rent and recurring monthly fees will also be due at move‑in.
Late fees begin on the 4th of the month with a 5% charge, followed by an additional 0.5% applied daily until the 14th or until the balance is paid in full.
Yes. An early termination fee equal to two months of rent is required and must be paid within 10 days of submitting your Notice to Vacate. This fee does not replace the notice requirement—residents are still responsible for providing a full 60‑day notice.
We typically offer 12‑, 13‑, 14‑, 15‑, and 18‑month lease terms, although options are subject to change at any time without notice.
What is Included in Your Lease
Water and sewer services remain active under the company’s account, but each home has its own individual meter. Residents are billed monthly based on their actual usage rather than a community proration or flat rate.
No, we do not offer furnished units. However, we partner with Cort Furniture to provide convenient furniture rental options.

Leasing Process
Once your application is submitted, a background, credit, and employment screening will be completed. This process typically takes up to 72 hours, or about three business days.
There is a $75 application fee for each person over the age of 18. In addition, a one‑time $175 administrative fee is required and is paid by the primary applicant.
No, all lease documents are signed digitally.
A 60‑day notice is required, whether your lease is ending or you’re requesting an early termination. A 30‑day notice is only acceptable if you are no longer in an active lease and are on a month‑to‑month basis.
Living at Inspire Missouri City
Rent will be paid through the Resident Portal or in-person . We accept e-check, credit/debit card. You can set up a one time payment or monthly recurring payments. There will be a processing fee based on the form of payment that you choose. You may also provide a money order, or cashier’s check to the office. We also work with Flex to offer you flexible payment plans based on your needs!
Water, sewer, and community gas will be paid with rent at the beginning of the month. The electricity service provider will be selected by the resident.
GFL‑provided trash and recycling bins will be rolled to the end of your driveway on the scheduled pickup days, Monday and Thursday. Bins must be stored away by 12 PM the day after service.
Maintenance requests can be submitted through the Resident Portal app.
For all non‑emergency maintenance needs, submit a work order through the Resident Portal app. For emergency maintenance, call our office and select option 3 to reach the maintenance emergency line.
The Gather Room is open from 7:00 AM to 10:00 PM and can be rented in four‑hour time blocks. The Fitness Center is available 24 hours a day, and the Pool is open from 10:00 AM to 10:00 PM.
Yes, pets are allowed. We have a limit of two pets per home, and they must meet the requirements set in the lease.
Some examples of prohibited behavior include, but are not limited to:
No glass containers in or around the pools
Proper use of all amenities and common‑area spaces is required
No smoking anywhere within the community
Pets must be kept on a leash at all times
Misuse of property safety equipment (such as fire extinguishers or exit signs)

Yes. After living on site for at least six months, you become eligible to transfer to another unit. A $500 transfer fee applies, and a 60‑day notice is required before the transfer can be completed.
There are Salto readers on the doors to our common area, pedestrian gates, and pool. All of which will light up from red to green when unlocked by holding the key fob to the reader for at least 2 seconds.
Packages are delivered directly to your doorstep. Physical mail is sent to your assigned mailbox and can be picked up from the mailroom located next to the leasing center.
Yes. Every home includes a two‑car garage and a two‑car driveway, with additional visitor parking spaces available throughout the community.
Guests may park in designated visitor parking areas or in the resident’s driveway, if the resident permits it.
Guests may be asked to leave the community if they violate policies, disturb others, or refuse to identify themselves. Anyone not listed on the lease may stay in the home for up to 7 days within a week (and no more than 14 days in a month) unless you have prior written approval. Residents are responsible for the behavior and any damages caused by their guests.
